Site with frontage onto the Southern side of the realigned Santry Avenue, Ballymun, Dublin 9.
Description:
The development will consist of;
- The construction of 31 apartments comprising 4 one-bed, 24 two-bed, 3 three-bed units and 4 by three-bed houses, on a .362 hectare site.
- The provision of 108 car-parking spaces ( 63 in basement car-park and 45 no. on the surface (25 to rear of Block E & 20 to the front of Blocks F & G ).
- The provision of hard and soft landscaped amenity open space in the form of planted garden over basement car-park.
- Hard landscaped car - park to the rear of Block E and to the front of Blocks F & G.
- Private balconies to Blocks E & F.
- The provision of refuse storage facilities bicycle storage (35 no. spaces) and general associated drainage and site works above and below ground to facilitate the development.
- Vehicular access to the development to be from existing entrance from Santry Avenue (adjoining Pierse site ( 1052/03) & existing BRL Coultry 3 site (2830/00).
- The vehicular entrance pedestrian access internal layout to the underground car park is amended from the proposal submitted in application 3434/04 (currently granted permission by DCC) by the provision of a new fire access stairs at the north east corner of the basement car park.
- To access the pavement on Santry Avenue, overall underground car park floor area is increased from 1804sqm to 1899sqm.
The proposed scheme is comprised of 3 blocks which are as follows;
- Block E (located at Santry Avenue) will be 4 storey residential block over underground car park with direct access (22 units).
- Block F (perpendicular to Santry Avenue) will be 3 storey residential with pitched roof and parapet to 3 1/2 floor height over underground car park (no access) (9 units).
- Block G (Located to the rear of the site and fronting the proposed parking court) will be 2 storey block (4 units). This development will result in the omission of Block No 7 and 4 two-storey units from the previously permitted Ballymun Regeneration Ltd, buildings and associated site works (per Reg Ref. 2830/00)
