Proposal
Planning permission is being sought by Ballymun Regeneration Ltd modifications to the design of a previously approved mixed use development, Register Reference number 0801/01 and 5921/04, located at a site to east of Ballymun Main Street, north of realigned Shangan Road, West of Coultry Road, and to the south and west of the existing boiler house, Ballymun, Dublin 9.
The modifications proposed are as follows:
- Omission of 9 No. apartments from 4th floor hotel level and replacement with 32 hotel bedrooms and associated store / service rooms, thereby increasing the number of hotel bedrooms from 93 to 125, and decreasing the overall number of apartments from 163 to 154.
- Minor modifications to the fourth floor hotel elevations extension of the lift to the north of the hotel and the goods lift at the west end to serve the additional bedrooms relocation of the kitchen extract flue from the north facade to the interior of the hotel.
- Increase in the area of the ground floor hotel meeting / function rooms from 153sq.m to 230 sq.m and associated reduction in the area of the courtyard overall increase in the floor area of the hotel from 6130sq.m to 6419sq.m.
- Redesign of the ground level parking / set down layout and increase in the number of on-street parking spaces from 38 to 44.
