Main Street Hotel
Located to the east of Ballymun Main Street, north of realigned Shangan Road, west of Coultry Road, and to the south and west of the existing boiler house, Ballymun, Dublin 9
Description
Planning permission is being sought by Ballymun Regeneration Ltd for modifications of the design of a previously approved mixed use development Grant Order p4863, located at a site to the east of Ballymun Main Street, north of realigned Shangan Road, West of Coultry and to the south and west of the existing boiler house, Ballymun, Dublin 9.
The modifications proposed are as follows:
Site development
Modifications to the line of the site boundary south of the boiler house. Increase in site area from 10161sqm to 12820sqm. Relocation of proposed fence south of the boiler house and water tank. Replacement of pedestrian access between Coultry Road and south of the approved road with a road and footpath to extend the approved road from the Coultry Main Street Link Road. Modifications to parking spaces at ground level at the approved road, and provision of parking spaces on proposed new road, giving an increase in spaces from 16 to 38. Relocation of the entrance and ramp to the under ground car park from Shangan Road to the proposed road from Coultry Road. Provision of a vehicular delivery area at the north west corner of the courtyard with access from the proposed road, and with pedestrian access to the hoteldecant area. Omission of pedestrian public laneway from Ballymun Main Street to the approved road. Relocation of electricity sub-station and switch room on the approved road closer to the apartment block at the north of the site and the provision of a second adjoining sub-station and switch room. Hotel omission of lounge, meeting rooms and service bay from the ground floor of the hotel and replacement with 2 meeting / function rooms and kitchen facilities, bar / lounge and dining area to the west of the foyer and restaurant, kitchen and bar to the east resulting in an increase in the ground floor area from 976sqm to 1243sqm. Omission of kitchen restaurant / bar toilets and meeting rooms from the first floor of the hotel and replacement with 31 bedrooms and associated service rooms which will increase the first floor area from 1044sqm to 1336sqm and the total number of hotel bedrooms from 61 to 93.Change of use of the 4th floor of the hotel from 16 aparthotel units with terraces to 1x1 bedroom and 8x2 bedroom dual aspect apartments with access decks and terraces and reduction in fourth floor area from 1117sqm to 860sqm. Relocation of hotel stairs and lift core and modifications to layouts to all 3 hotel stairs / lift cores including the addition of lifts in the escape cores.
Provision of internal kitchen extract flues to discharge above roof level at the rear of the hotel. Increase in levels of the first to fourth floors and roof to the hotel by 1.4m and reduction in the height of the colonnade by approximately 0.8m.Apartments
Provision of an additional floor of apartments with terraces at 5th floor level on the block to the north of the courtyard ( 1x1 bed and 8 x 2 bed, additional area 797sqm).Modifications to the layout of the block to the north of the courtyard to accommodate the proposed car park entrance, delivery area and additional floor, comprising relocation of 3 no stairs / liftcores, omission of 1 no core, changes to apartment layouts, increase in number of 1 bedroom apartments from 12 to 20 and increase in 2 bedroom from 40 to 45.
Modifications to the Coultry Road Block comprising changes to apartment layouts, reduction in number of 1 bedroom apartments from 19 to 16 increase in 2 bedroom from 27 to 37 and omission of 3 x 3 bedroom. Increase in levels of the first to fourth floor and roof of the proposed building on Coultry Road 1m and increse in the height of the colonnade by approximately 0.6m.Offices
Change of 500sqm of the first floor retail / Class 2 Part IV use at the southern end of the Ballymun Main Street building to 3 x 1 bedroom and 6 x 2 bedroom apartments with terraces, modifications to the stairs / lift cores to suit, and increase in first floor area from 500sqm to 669sqm. Change of 2197sqm of 2nd 3rd and 4th floors office use at southern end of Ballymun Main Street building to a total of 9 x 1 bedroom and 18 x 2 bedroom apartments with balconies and modifications to the stairs/ lift cores to suit change of 620sqm of first floor retail / Class 2 Part IV use at the northern end of the Ballymun Main Street building to office use, and increase in first floor area from 620sqm to 886sqm Increase in levels of the first to fourth floors and roof to the proposed building on Ballymun Main Street by 1.4m and reduction in height of the colonnade by approximately 1m. Enclosure of balconies at the north west corner of Ballymun Main Street block, and creation of internal mezzanine floors.Retail
Modifications to the layouts of the retail units at the southern end of the Ballymun Main Street building to take account of the modifications to the stairs / lift cores.Retail / Workspace
Change of use of 2 x first floor retail / work space units at the south and north ends of the Coultry Road Block to 3 x 1 bedroom and 1 x 2 bedroom apartments with a balcony at the northern end and consequent reduction in retail / work space floor area by 173sqm from and increase in overall first floor area from 921sqm to 1066sqm. General increase in total numer of 1 bed apartments from 31 to 49 increase in total number of 2 bed apartments from 67 to 114 and omission of 3 no 3 bed apartments. Modifications to elevations of all proposed buildings. Modifications to layout of courtyard. Modifications to underground car park layout, increase in parking spaces from 185 to 227 provision of plant rooms and increase in hotel ancillary accommodation floor area at this level from 291sqm to 543sqm. Increase in overall floor area of the development from 23010sqm to 24510sqm.
