The €70m Ballymun Civic Office were designed by BDP architects and developed by Bennett Construction. This impressive 12,000 sq.m building, situated on the site of the original Ballymun roundabout, house a new Council chamber, area administration centre for Dublin City Council, motor tax offices, health board offices, new health centre, and offices for Ballymun Regeneration Ltd.
After 13 years Dublin City Council and the Northern Area Health Board will be owners of the building through a sale and leaseback. Under this arrangement the benefits of capital allowances are shared by private and public sectors, through reduced rent payments to public sector tenants. The development also comprises 9 retail units and 52 apartments, with section 23 allowances, which were sold from plans in early 2002

Description
Proposed revisions to existing planning permission for the Ballymun Civic Centre fronting onto the realigned Main Street / Ballymun Road.
- The revisions include a reduction in the footprint of the building, alterations to the rear elevation
- Enlargement of the Health Centre on the ground, first and second floors in lieu of lettable office space
- The omission of office space on the third floor and the change of three retail units to cafe / restaurant
- The overall height of the building which is four storeys to the front, lowering to three storeys to the rear remains as originally approved, as does the height of the apartments and the provision of car parking at basement level.
- The apartment building has been amended to include 52 no. apartments, 512 metres sq. of ground floor retail space, alterations to the facades and the penthouse level.
